Credit and mortgage pre-approval

Credit Scores and Mortgage Pre-Approval

Credit is one of the biggest areas where buyers guess wrong. My job is to help buyers understand what their credit profile may mean before they start shopping — so they know the numbers and avoid surprises.

A plain-English starting point

Credit is a piece of the picture — not the whole picture.

When available through the approved credit review process, I look at eligible credit-score information, including FICO and VantageScore data where applicable, to help identify the strongest path for the buyer. The score and credit model that can be used for a formal pre-approval or loan approval may depend on the loan program, lender, investor, and underwriting guidelines.

A credit review is meant to give you a clearer view of where you stand today — not a promise of approval and not a substitute for the full underwriting process.

Why this matters for buyers

A clearer view, earlier.

  • Some buyers assume one credit score tells the whole story.
  • Mortgage credit can look different from the scores seen in consumer apps.
  • Credit score model, bureau data, payment history, utilization, and timing can all matter.
  • A buyer may have a better path than they realize.
  • Reviewing credit early helps avoid surprises before touring homes or writing offers.
Why this matters for realtors

A better-prepared client.

  • Better-prepared buyers.
  • Fewer financing surprises.
  • Clearer conversations before showings and offers.
  • Earlier identification of credit concerns.
  • Stronger buyer confidence.
  • Better guidance around timing, payment comfort, and next steps.

Private borrower credit details are only shared with the buyer's permission.

What I review with buyers

A focused, plain-English review.

  • Current credit profile
  • Score information available through the approved credit review process
  • Payment history
  • Credit utilization
  • Recent inquiries
  • New accounts
  • Collections or derogatory items if applicable
  • Loan program fit
  • Whether it makes sense to apply now or work on credit first
