How Do Doctor Loans Treat Student Loan Debt?
Doctor Loan programs can treat student debt differently from traditional mortgage programs, particularly for residents and fellows.
Residents and Fellows
For qualifying borrowers currently in residency or a medical clinical fellowship, student loans that are deferred, in forbearance, or reporting a $0 payment under an income-based repayment plan may potentially be excluded from DTI when program requirements are satisfied.
Other Medical Professionals
When a student loan payment appears on the credit report, that payment may generally be used for qualifying. When the credit report shows $0 or no payment, additional program-specific calculations may apply — including, for Doctor Loan Pink, potentially using 0.5% of the outstanding loan balance as an estimated payment, subject to program guidelines. For deferred or forbearance loans, 1% of the outstanding balance or a fully amortizing payment may be used.
Can Nurses Qualify for Doctor Loans?
Some can. Eligibility isn't uniform across the three programs — one may accept your credential while another doesn't, so the credential you hold often determines which program is even on the table.

Is a Doctor Loan Always the Best Mortgage for a Medical Professional?
No. Doctor Loans exist to solve specific problems: limited down-payment savings, significant student loan balances, the need for a higher loan amount, and avoiding mortgage insurance at a high loan-to-value. When those are your constraints, they can be an excellent fit.
But they aren't automatically the lowest-cost or best-structured option.
