How I prepare buyers before they shop

The conversation your buyers actually need.

  • Payment range — including Florida property taxes, insurance, and (where applicable) flood
  • Cash to close — down payment, closing costs, prepaids, and reserves
  • Loan options — FHA, VA, conventional, and what each means for their situation
  • Qualification factors — credit, income, DTI, and reserves explained clearly
  • Property considerations — condo warrantability, older homes, flood zone awareness

When buyers know their real number, they tour the right homes, write stronger offers, and don't fall apart at the inspection because the payment "didn't quite make sense" once it got real.

Pre-qualification vs pre-approval

Both terms get used loosely. Here's how I use them:

Directional conversation. Stated info, soft outlook. Useful early, but not strong for offers.

Verified income, credit, and assets. Documented file, real qualification, offer-ready.

Helping Buyers Understand Credit Before It Becomes a Problem

A buyer can look ready on the surface but still have credit details that need to be reviewed before offers start. I help buyers understand their credit profile early, including eligible FICO and VantageScore information where applicable through the approved credit review process. That gives the buyer, the realtor, and the transaction a clearer path before time is spent touring homes or writing offers.
