Can I Get a Doctor Loan Before I Start My New Job?

Potentially, yes. Some physician mortgage programs allow eligible borrowers to close before employment begins using a signed employment contract. That doesn't mean every doctor loan accepts future income, or that a job offer guarantees approval.

The useful next step is to have your contract and proposed closing date reviewed together. You may be able to plan a move before your first day, but the specific program has to support that timeline.

For example, Regions describes closing before employment starts as a possibility for qualifying borrowers. That's evidence that this type of financing exists, not a promise that another lender uses the same requirements.

Your employment contract is the starting point

Bring the complete signed agreement, including any amendments, when you discuss financing. Be ready to identify your start date, compensation and anything that still needs to happen before you can begin work.

Questions worth reviewing include whether the compensation is guaranteed, whether some of it depends on bonuses or production, and whether licensing or credentialing conditions remain. A lender needs to determine what income can be used and what supporting documents the particular program requires.

Review the closing date and the first paycheck separately

Imagine a physician relocating to Tampa who wants to close in June and start work in July. This is a hypothetical situation, not a client example or a statement that those dates qualify.

Before committing to that schedule, the borrower needs two answers. Does the selected program allow the proposed gap between closing and employment? And can the household cover its expenses until income actually arrives?

The first day at work and the first payday aren't necessarily the same date. Ask the employer about payroll timing. Then account for moving costs, any overlapping rent, utilities and ordinary living expenses alongside the home's costs.

If the job's start date changes, tell your mortgage professional promptly so the financing timeline can be reviewed again.

Keep cash needs in the conversation

A possible early closing doesn't eliminate the need to review your savings. Ask for a written estimate of cash to close and any funds the lender requires you to retain afterward. Keep your own emergency cushion in that discussion too.

Look at the full housing budget, including property taxes, insurance and any association dues. For a move to Tampa Bay, obtain estimates for the actual property rather than relying on what you paid where you lived before.

Student loans also remain part of the review. Don't assume a favorable rule for a borrower qualifying on current residency income applies unchanged when qualifying on a future job's salary. The income being used and the selected program both matter.

What should I do before making an offer?

Start with your signed employment agreement, intended start date, target purchase timeline and available funds. Be ready to provide the income, asset and debt documents requested for your application. Use the lender's secure document process for sensitive records.

Have the financing timeline reviewed before agreeing to a closing date that depends on future income. Compare the available doctor loan with other mortgage options you may qualify for, including what changes if you wait until employment begins.
